
Hill Row Development
At Hill Row in Haddenham, the brief was to bring a farmstead site back into active use through a mixed use scheme, residential and commercial without erasing what made it read as a farmstead in the first place. Rather than treating the plot as blank ground to build on.
The proposal gathers a compact set of uses around the yard: three indoor padel courts within a single 1,025m² hall, a café, a farm shop and ancillary space, alongside a community allocation set aside for the local Scout Group. Built and hard-surfaced area is held to under a third of the wider commercial zone, so the openness of the setting is kept and the new activity sits lightly against the landscape.
The intent throughout is conservation rather than development, keeping the farmstead's character, its relationship to the road and its sense of place, while giving it a viable reason to remain.
